I include the buyers tips and sellers tips on the same page because BOTH sides should understand what the other person is thinking.  Let me start by saying this, to buyer's and seller's: Have a letter of pre-approval ready.  Do not take an approach of "We will get one after we find the home we like."  Likewise, if you are paying cash, have your preferred financial institution alerted so that they may prepare a letter stating that funds are readily available for the amount to purchase your new home at 123 Dream Lane, and that the seller and their agents may call to verify.  Not having it when you write the offer could cause concessions elsewhere in the offer.
